The Weekly February 3 2023

Hot hot heat

January in a word? HUMID. And it hasn’t stopped since we stepped into Feb, nor have we stopped mentioning it. Reports say Sydney was as sticky as Cairns last Sunday so no wonder there were some sleepless heads up at Classic Coffee ordering triple shots… or was that the Aus Open final? It’s hard to tell. So it was a relief, to say the least, to jump on a boat and feel the sweet Pittwater breeze from our brand new Scotland Island listing. Check it out. It’s a coastal stay-cation all day, everyday. And the breeze. Can we talk about the breeze? We’ll take the breeze. Please!

Market wrap

An interesting take in property right now is upsizing. As market growth has stalled and housing prices have declined since the crazy peaks of the last couple of years, the gap between houses and units has narrowed, giving people looking to take that next step a unique opportunity that we didn’t see last year. Of course interest rates and repayments are to be considered, but if you’ve been desperate for more space – now, surprisingly, might pose a very interesting opportunity. On the subject of homes, we have been very busy listing some fabulous new properties and talk always leads to interiors – we can’t help it, Shores HQ is mad for decor. Which is why this stunning three-storey Paddington terrace owned by Nadia Fairfax-Wayne caught our attention. The colour! The art! The va-va-voom! We know it’s not for everyone, but gosh it’s got guts and viv.

What’s on

Classic Coffee, the heroes on the hill who dish up our most beloved caffeine hit and brekkie wraps with a million-dollar view is about to open their first bricks and mortar hot spot, Paloma Cafe, at the old Alfonso’s site on Elvina Avenue. We suggest you run, don’t walk. Opening next Tuesday Feb 7 6.30am – 2pm, we have no doubt it will be as packed as South Av on a sunny morning. More info to come. Get all the updates via their Instagram.

Get your skates on! To combat severe school holiday fun withdrawals and win parent points, get the kids down to Skate Under The Stars at the Avalon netball courts (or pickleball courts for those who dabble) and let them loose on the glitter pop-up roller-rink from 6.30pm – 8.30pm this Saturday Feb 4. Is there an adult version? There’s Impala Skate prizes to be won and no doubt it’ll be a balmy night, so it’s a very smart choice to get everyone outdoors.

We love a good community feedback loop, a chance to have your say and be heard about the things that matter to you in the local area, and so this last one caught our attention and it’s for the teens. If.you have one or two of these incredible albeit elusive and often baffling humans under your roof, have them check out the Draft Youth Voice Action Plan 2028 – Shaping the Beaches’ Future. It’s a 5 year plan that has been created with young people, for young people to make sure our local area is future-proofed for their needs and wants, prioritising what matters to them and their vision for the beaches. And they want to know if the plan is up to scratch. Check it out to have a read and a say.

As always, if you are aiming to sell this year, the market is well and truly back up and running, so get in touch and request a market appraisal here!
